American Land Title Association (ALTA) surveys include information gained in boundary surveys and topographical surveys along with easement and title information. ALTA surveys are necessary for commercial land transactions because they defend the insuring title agency against exceptions to the title. ALTA surveys graphically depict a property’s assets and liabilities, including flood plains, encroachments, access and right-of-way. They show usable areas of land with zoning and building set-backs, making them a critical tool in site and land development. E&A’s survey department completes approximately 100 ALTA surveys annually.
