The Duke of Omaha is a luxury apartment complex constructed on a 9-acre urban infill site with steep side slopes, which presented significant challenges from a civil engineering perspective. The heavy slabs of pavement were removed and significant fill was added to place all the apartment buildings on the west side with access from 46th Street.
Stormwater treatment and detention was an additional complication, as the replacement of a 30” combined sewer crosses the site.
The Giddings Group is an out-of-state developer and we always look to a local civil engineering firm to provide design services and guidance through any rezoning and permitting. Description
E&A designed this project to meet planning constraints and satisfy objectives of the City of Omaha and the Owner/Developer. The design placed buildings on the west side of the long narrow lot adjacent to 46th Street with a sweeping view to the east. To make the plan work with the existing ground, E&A specified fill and reconstruction of a tiered retaining wall system. Public improvement plans were completed for replacing the combined sewer and footings.
