E&A provides PCSMP inspections for the Windgate Ranch residential subdivision. Windgate Ranch is responsible for maintaining a collection of 20 stormwater treatment structures; including dry detention basins, bio-retention basins and rain gardens. During the development of residential subdivisions, temporary sediment basins are used to collect stormwater runoff from grading and other construction-related activities. As construction nears completion and the site becomes mostly stabilized with permanent vegetation, the temporary basins are converted to post-construction features such as bio-retention or dry detention basins.
Description
E&A was hired by the Windgate Ranch – Sanitary Improvement District (#557) to conduct annual inspections and prepare inspection reports to meet the requirements outlined by the City of Omaha. Windgate Ranch is a 170-acre residential subdivision with approximately 350 residential lots, 14 bio-retention basins, five rain gardens and one dry-detention basin.
Note: As of July 1, 2008, the City of Omaha requires the installation of post-construction stormwater management features as part of new land development to comply with the requirements in their Municipal Separate Storm Sewer System (MS4) permit. Post-construction stormwater management applies to land development that results in an increase of impervious surface area greater than 5,000 square feet.
