The Yard was an infill site in an older, urban section of Omaha seeing a resurgence of growth. It brought together multiple owners, architects, contractors and subcontractors. A complete overhaul on 15th street was needed to make the change in use from industrial to civil and retail.

Description
Before the project began, 15th was an asphalt roadway with both surface and subsurface drainage issues. E&A coordinated new water and gas main installations with MUD, and changes to 15th street with the City of Omaha.
Highlights of the project included:
- Addition of on-street parking
- 15th Street realignment and added diagonal parking stalls
- Addition of decorative sidewalks and landscape planters
- Utility relocation and coordination
- Stormwater drainage improvements
