Project Description
The Duke of Omaha is a luxury apartment community that was designed to respond to both its surrounding neighborhood and the complexities of the previously existing site conditions. Situated on a 9-acre urban infill site with steep side slopes, the project required innovative civil engineering solutions to transform challenging terrain into a cohesive residential environment.
Extensive site preparation included the removal of heavy pavement sections and the strategic placement of significant fill to accommodate building development along the west side, with primary access from 46th Street. Infrastructure improvements were equally critical, including navigating the replacement of a 30-inch combined sewer crossing the site and implementing effective stormwater treatment and detention systems.
The result is a beautifully landscaped, gated community featuring 283 residential units and first-class amenities, including a clubhouse, pool with city views, grill areas, and an accessible dog park. The design also prioritized pedestrian connectivity to nearby businesses, incorporated inviting social and recreational spaces, and established a thoughtfully crafted residential streetscape that complements the surrounding neighborhood.
