Leavenworth Neighborhood Development

Construction is underway on a new addition to the Omaha metro. The Cosgrove apartment complex will soon boast 172 residential units located on the northwest corner of 38th and Leavenworth Streets.

In 2019, E&A began planning this six-story apartment building that resides on nearly one acre of land. The area was previously occupied by a house, office building, and lounge. It will provide living opportunities for residents and nearby businesses. The complex will benefit UNMC employees and students by providing living and parking spaces and quick access to work or school.

The apartment building will include 79 studios, 72 one-bedroom, and 21 two-bedroom apartments. The apartment building will have four floors of living space and two levels of underground parking which will provide 150 parking stalls. The entire area occupies 198,000 SF and is estimated to be a $28 million project when completed.

The building was designed to have a modern feel from its appearance to its features. Residents will enjoy amenities such as an indoor fitness center and community room. Amenities will also include an outdoor courtyard area with fire pits, grills, and a dog park. This new infill development will be a great addition to the neighborhood and bring more life to the area.

Kyle Haase performed planning services for the project, Doug Walter, PE, performed the civil site design, Jason Headley, RLS, CFed, executed surveying services, and Matt Tiarks, ASLA, CPSI, was involved in the design and landscaping services. PCSMP certification and design were also implemented by E&A. Key partners include the developer, Burlington Capital, and the architect, Holland Basham Architects.

Construction is expected to be completed in Fall 2022.
