E&A Contributes to New West Omaha Developments

Fountain Ridge brings a unique office park to anchor West Omaha. This live-work-play community provides diverse opportunities for not only business, but also shopping, entertainment, and living. E&A has been a critical partner in bringing this project to fruition and we are excited to see this next chapter of West Omaha unfold.

The newly developed Fountain Ridge business park at West Dodge and 192nd Street hosts upscale office spaces providing many new opportunities for business in the Omaha metro area. The main focal point of the development is a large water fountain in front of the Waterford building located at the edge of West Dodge.

R&R Realty is the owner and developer for all Fountain Ridge developments. Planning for the project began in 2017. E&A implemented the civil site design, including the parking lot layout, grading, and storm sewer design that has progressed into much more than the original plan. Kyle Vohl, PE, served as the project manager with Doug Walter, PE, Brett Conyers, PE, and Caleb Beasley, PE, on the civil site design. Jason Thiellen and Kyle Haase were responsible for the entitlements and mixed-use development plans.

Phase I consists of 180,000 sf of Class A office space. There are two underground parking garages and a commons area, which includes hardscapes and amenities for guests to enjoy. The Waterford is the first building of the proposed 440,000 sf at Fountain Ridge, with three additional office buildings to come. The Fountain Ridge West business park is estimated to be valued at $93 million once completed.

E&A collaborated with Confluence Architecture on the concept of the water fountain and designed the stormwater detention basin adjacent to it. Confluence also provided the plaza and landscape design.

There are a few additions to the original Fountain Ridge project, including the Fountain Ridge West subdivision and Fountain Ridge Medical Park. The medical park will be located on the West side of 192nd Street. E&A provided the public infrastructure improvements, including sanitary storm sewer paving, utility coordination, and streetscaping, and will provide the civil site work for the medical park as well.
